Bank of Qld tell me I need 30% deposit for a 15ha block with bitumen road and power on the block.

Do all banks need comm rates and LVR's for a "tree change"?

No real biggie, but would like to preserve some cash if we can

No, some theoretically can go to 95% if there is a house there, however its dependant on the valuation.

ANZ will do 70% (non-LMI) for rural residential properties (non income producing) between 10ha-50ha

You will not have an issue going to 80% so long as the property is not income producing and valuation stacks up.

Should be fairy straight forward at 80% and higher with a couple of lenders.
