We bought in Moranbah in May 08. A 3 bedroom house on grosvenor drive for 330K renting with Arrow Energy (CH4 Plant) for 550 pw. Still renting with the same company for 650 pw and had a recent revaluation come in at 380K. Nothing extraordinary but still quite happy with the returns. Infact, over the last year I have learnt, the nature of the market in Moranbah is one of ups and downs. I had seen similar properties selling for 420+ 3-4 months back and now its settled back to the high 300s. Its a good time to buy now, in my h.opinion, and would suggest to buy newer properties as they tend to rent better even at downturns.
