Mould in unit owner's problem?

Hi,

We recently purchased our first investment unit in Brisbane and had a building and pest inspection done. One of the bedroom ceilings was looking dirty, but according to the building and pest inspection reports, they could not measure any moisture contents in the ceiling, so they claimed it was dirt and only required cleaning.
The tenants complained about it being mould, which was confirmed later by a builder doing some other repairwork in the unit. It's only in one bedroom, none of the other rooms have any mould, not even the bathroom.
We engaged a specialist mould firm to check and quote for fixing it. They measured high moisture contents in the ceiling and suggested it being a leak somewhere in the building, either coming from below or from the unit above.
We have forwarded their report to the Body Corporate, but they claim it's an issue with ventilation inside the unit and they had a plumber checking for leaks (even though we haven't seen a report from the plumber yet).

We have now decided to go ahead and pay the specialist mould firm to clean the mould professionally, because the tenants child is sleeping in that bedroom and they have indicated to be willing to leave if the mould is not removed.

Where do we stand with this, is it simply a matter of the landlord paying for this or is it the responsibilty of the Body Corporate?

If its caused by a leak above the unit, then you need to attack the problem :confused:

Follow up on that plumbers report from the Body Corporate as you're likely to have this issue again.

It is an owner problem, unless the cause of the mould is identified as being in an area the body corporate is responsible for, i.e., the roof or external walls.

Ensure you treat the CAUSE of the mould and not simply clean it off as it will most probably return.
