new home warranty insurance

Hi,

Does anyone know what new home warranty insurance covered?

Does it covered head shower leaking, intercom gate doesn't work... etc?

I have this IP that I purchased 3 months ago, and the tenant complaint about that stuff above and want those problem to be fix..

Can I ask the builder to fix it or not since it is a brand new home?

It is a brand new home when I purchased it 3 months ago.
Purchased on November 2010 and the house finish build on June 2010 (According to the occupancy permit).

So is head shower leaking, intercom gate doesn't work considered as defect or something else?

Is it the builder obligation to fix all those problem??

IMO they're defects. When we bought OTP those were the types of items we got fixed (as well as biggies like cracked tiles, formica cupboard panels, etc)

I would write to the builder and state what the issues are and ask when they can organised to fix them (in a nice way). Also indicate as the place is tenanted 24 hrs notice is required to make access. These are defects and are still within the 6mths defect period. You need to get the communication happening asap.

Thanks for the tips guys, i will start contacting the owner builder.

Also just found out from Consumer Affair Victoria that actually all those defect is covered by something call Imply Warranty for 10 Years. And the builder need to fix all those defects.
