No section 32 available, day before auction

Looking for some advice,

I'm looking at a property that is up for auction on the w/e. Yet the REA is unable to provide the section 32. I've been on him about it for the last 2 weeks and every day he tells me it should be finished by the end of the day.

Should this be cause for concern. I would have thought that a decent agent or seller would have this sorted earlier than the day before the auction.

My opinion is that this is definately a concern. I wouldn't touch it. You don't know what youre bidding for if you dont see a 32. It forms part of the contract.

Note also that there is no cooling off period at auction!

You really need in good time for your solicitor to give it a once over.

Provided there is nothing surprising in the S-32, could get a bargain if others are scared off i guess.

From my experience of auctions it will only be a bargain of there is something wrong with it and if it is a good property it will be passed in.
