Notice period for eviction Melbourne?

Hi there,

I have tenants that are on a month by month lease (not currently on lease, as expired & not re-signed up)... I called the PM to start the eviction process (great tenants, just that I will be demolishing the house) & stated that there I have to give them 60 days notice, when I when thought it was just 28 days? Can anyone pls clarify this for me?

I think you can get away with 14 days if you are doing major renovations, which you are?? There is a website you can look up for exclusins to the rule. Sorry cant remember the name.

60 days notice
• The property must be vacant
for reconstruction, repairs or
renovations to be properly
carried out.
• The property is to be
demolished.​
