Off-plan Apt, outside Melb-CBD

Hi,

Long-term thinking, I've a plan to buy "off-plan" apartment 2 bedroom in between 2-12km from Melbourne CBD. Probably boutique apartment.

My target is Hawthorn East or Malvern East or surrounding that area.
Saw a few development in these areas for new apartments off-plan.

Any thought that this will be a good idea for long term (Capital Gains wise)?

See what you think. The consensus is generally negative, but it still may suit you. Personally I like those locations, however I think you could gain more from an established property longer term in that locality, however everyone's opinion may differ.
