What extra info you get from these subscriptions which you can't get it from freely available websites (onthehouse) and brokers?

The one you get from brokers - is most likely a paid subscriptions from either APM, RP or PF anyway - so no major diff.

But compared to the free one ( onthehouse)- there are a lot.
1. Can adjust valuation according to house
2. Current owners details + phone number
3. Current and past rental prices
4. How many days it's been listed and which agent and price ( sales)
5. Zoning ( limited data)
6. Comparative sales
7. Reporting systems

I looked at the report from RP data (3 free for limited time). Range was too wide.

Why do you need that?

4. How many days it's been listed and which agent and price ( sales)

There is a free web site which shows this. Rental history can be obtained from the RE agents.

5. Zoning ( limited data)

Council web site have those GIS maps

6. Comparative sales

Broker or onthehouse would help

I don't see much point for a person who would buy a property only in a year or two.
I would rather spend the money on BA and use the free sites to double check.
