PM proof of inspection

    Should a inspection document be sent to LL with pictures etc

    How does one know the inspections have really taken place if the only confirmation is an email from PM

    Yes, absolutely.

    Should use dated photos so that they can later be used as evidence if need be.

    Yes all inspections should be supported by dated photos but it depends on the PM. Not all of them offer this service and some only offer a periodic inspection report.

    Keys should also be photocopied and numbered and the tenant should be signing the photocopy because later they can deny getting all the keys.

    copies of all inspections with photos - dated, should be sent to the landlord at the beginning of each tenancy.

    also routine inspections need to be sent the same way - they usually have less photos.
