Yep but sometimes when your to soft on them, they just take you for a ride and milk you dry.
Not knowing first hand each story it is hard for any of us to comment but from my experience if you let them out to easy you end up getting smoked, if it were me I would think up a cunning plan so that they get out and you get a new tenant in with out loosing out etc
