PPOR to Short or Long term IP?

Hi all

Well the big move from perth to mandurah will happen early Dec. My PPOR will be up for rent 3x2, 12 yrs old house top end Redcliffe.

Anyone here tried short term rental? Have checked airbnb & Stays and there doesn't seem to be a glut in Belmont area. What else do I need to be aware of?

I still intend on working in Perth until I can find a job in Mandurah so intend on managing myself with the help of a street full of very observant neighbours.

Any advice would be appreciated to make this decision.

Just a bit more info .... I have a unit in Belmont that is rented long term with no hope of using this for short term rental due to strata rules.

Has anyone had the experience of short term renting then changed to long term and if so why?
