How do I turn a PPOR into a Short Term Rental?

Hi all

Life has thrown a curve ball and I may need to move in with my daughter for awhile.

Would like to rent my house out on short term/ holiday rental.

What steps do I need to take to do this?

I intend to service house myself.

Have read that I may need to change house insurance, what else do I need to be aware of?

I have another IP that is professionally managed and insured with Terri Scheer.

If you have used Terri Scheer, good to stick with them.

When you say holiday I presume you are looking to rent out your fully furnished house for a month or less.

Is renting out too short a term worth all the effort?

Consider targeting interstate buyers who are looking to rent in the short term while trying to buy. They would want to plonk their belongings into storage until they found somewhere, these could be 3 to 6 month tenants.

I have a 1bedroom unit in Brisbane as my PPOR which I bought brand new last year. Its about 7km from city and about the same to the airport. Public transport a minute walk away for a quick ride into the City.

I will be moving back to Melbourne within the next few months, and will need to rent this out. I won't be taking the furniture with me so can either sell it or rent it out furnished.

Any tips for furnished rentals / short term rentals? Could be a great location for some type of FIFO worker, or a city worker -- would have been exactly what I needed when I first moved to Brisbane for a few months!

Any good PM who can look after this type of unit?

The only thing I will say for fully furnished & short term rentals is try to find an agent that specialises in them. The typical PM won't have necessarily had any experience in managing something like this and there is extra work involved in doing it properly which they may not be aware of .
