re-stumping - advice/opinions

Hi all,

We've just signed a contract for our IP #2, knowing that it needs to be re-stumped in the next couple of years or so (thus getting a $10,000 discount off original listing price). But because of the uneven floor, the doors don't shut, there are some cracks in the walls, and some minor sealing issues in the bathroom around the shower area.

Its a 3 bdrm w/board house, and is probably only 20-25cm off the ground, so they will need to cut through the floor boards to get to the stumps :( We've been quoted at $8,800...but we will get a few more quotes.

Was wondering if anyone can give there advice/opinions/experiences with re-stumping? We're getting it done professionally, but can re-stumping cause more issues (besides cracked walls?). Is it a simple/common procedure? Or is it something to steer clear of if a home is in need of it?

Also - once re-stumped, will all the doors realign by themselves? Or will this be a separate issue that needs fixing?

There has also been a new kitchen installed fairly recently. Will the re-stumping cause problems, ie. cracking, crooked cupboard doors etc.?

Any advice at all would be appreciated.

Thanks,
Elke
