    Hello guys,

I bought an IP in mooroolbark (Yarra Range council) last year. It's 900sqm corner block. And with price pushed up quite a bit last year I am thinking of subdivided and put in 2 units. In short, I like to build two 3 bedders 2 bathrooms double garage, two or single storey (TBD after talk to local agent) 20sq home.

This would be my first development. I know some designers and planning advisor, but mostly in the southern suburb, and I was not impressed with their work last time.

I wonder if you guys know any good designer and planning advisor you like to recommend for this kind of job?

    Cheers

I almost purchased in this area, but there was such fierce competition that it became a Dutch auction so I bailed out. If you purchased 12 months ago you most certainly will be laughing, and corner lot.. nice.

This guy does a lot of work in the area, very helpful with my site that I did not secure. He is also familiar with council.

    Hi guys,

Thank you guys! I have got quite a few designers (and some one stop service provider) here.

Do you know any good planning advisor, who's focusing on planning permit phase?

I got one from a friend, called Millar&Merrigan http://www.millarmerrigan.com.au/. They ask for 13.5K for the planning permit (fair price?). Not sure if they are good.

    Cheers,
    Elton

$15k for Cadox, but that was 3/4, they do the lot drawings, planning/permits, meeting with council etc, but should be cheaper for 2.

I recommend you phone them as this guy works in this area and I believe good relationship/negotiate with Council. Re agents have also recommended this group. Just make sure you know exactly what you are getting for your money.

Good luck if you choose to go with Cadox. Good design but they very much run their own race and you can forget about any time frames that you agree on before signing them up.
