Recommended Valuer on Sydney's Northern Beaches?

Hi,
Can anyone recommend a residential property Valuer on Sydney's Northern Beaches?

Trying to refinance for a Reno of a 2 bed unit. St George won't send a valuer until they get a builder's contract. We won't sign a builder's contract until we know how much the unit is worth giving us a fair idea of what to spend so as not to over capitalise.

Our broker asked who St George uses as their panel Valuers in the area but they refused to tell him.

Then with all due respect, your broker is going to be worse than useless to you in the future. Get rid of him/her now and get a broker who has a decent enough relationship with the BDM at the bank that he/she can find out for you.

Any valuer, will only be able to give you a future val (post reno) if you are able to supply them with plans and a schedule of finishes etc - so they can do their job properly.

Any half-way decent REA or BA who specialises in your area should also be able to give you a fairly accurate end val if you explain what you plan to do and how much you plan to spend. Get 3 opinions.

Thanks for the advice. We have a REA (that appears to have sold the majority of units in the street for as long as we've owned the place) doing an appraisal this morning for us. Will let you know how that goes.
As for the broker, he's been great In the past, it appears to be a bank issue. They have given us conditional approval pending the builder's contract. We'll see what develops today.

Agree totally - ditch your mortgage broker and find another who knows more about the lenders policies and procedures than the lenders themselves.
