Redcliffe Qld Is This A Good Ip Area?

Hi Sam,

I have an IP. in Scarborough, one of Redcliffe's suberbs.

I think it is still very undervalued for the lifestyle, distance to Brisbane CBD/international airport that it offers, but I'm biased, its just stunning!

Seems to be a fair bit of infrastructure planned as well (bridge, new airport road) and Hervey Norman and Bunnings coming soon.

I wouldn't recommend visiting the place though, it's too beautiful and you will fall in love with it and have to buy :) ....

P.S a lot of people must agree with me, when ever I visit ( I live on the Sunshine Coast) I see new reno's and lots of modern houses replacing the older beachy types.

Great spot with heaps of potential - has grown enormously lately but IMHO still has a ways to go...is becoming a very popular area with the new developments at Rothwell and Deception Bay nearby, and is close to the ever expanding North Lakes development too.

there is a bridge duplication underway for the highway to Brisbane to sort out the traffic dramas and the developers are turning over the older areas with really nice townhouse/units/houses...check the suburbs as well i.e. clontarf/kippa-ring/scarborough/woody point etc.

Try and get Kevin Hockey's attention on this thread - he is an agent out there and can give you some really good insights as to what is going on...Maybe send him PM

My mrs' ultimate dream is to live in the tropic Queensland. Redcliffe is an area she wants to learn a lot about.

(As with me, I'll be there where the general wants :D )

Would you comment on where the owner occupiers live, schools, high sought areas, etc. ?

Thanks for the advise everyone. I have a very good feeling about Redcliffe... I still have allot to learn but made my first purchase there last week....three blocks back from Sutton Beach...I'm sure over time this will definitely increase. I was thinking of looking into other states but maybe I should revisit Redcliffe...

Should I be looking into Deception Bay or has this already increased? there seems to be very good rental returns in Redcliffe.

Deadcliffe sends shivers down my spine every time I cross the bridge, something to to with being born and spending most of my youth there.

But yeah, from an investors stance, pretty good spot, especially when the new train line goes in. :)

we recently bought an IP in Redcliffe all my research showed it was a great, undervalued area with heaps of potential growth. We bought it sight inseen and are going over there from WA in October to have a look.

I live at Redcliffe and will be hear for many years to come. From the IP side of things try to find another council that will alow you to split a 600m2 block and their are many to choose from$$$. This goes up to 700m2 this december. (still many to choose from) To build a duplex the RCC is happy with 600m2 and 20m front.

Its got $$$$ all over

Redcliffe Peninsula encorporates the suburbs of Clontarf, Margate, Woody Pt, Kippa Ring, Redcliffe and Scarborough. Rothwell, Deception Bay, Mango Hill and North Lakes are all close by. The area has a distinctively braod range of property and property styles. From older Commission Fibro homes, to timber post war and Qldrs, brick, Units, Townhouses and new homes.

Newport Waters gave the area a major lift some 20 years ago and new canal development has brought more money and different consumer mix. Executives, Business owners and successful white collar homeowners now call the Peninsula region home. Waterfront opportunity also provides unique opportunity not readily available in other areas.

Whilst attached to the mainland it has an island feel, especially if you cross the 3km long Houghton Hwy bridge to access Redcliffe. Surrounded by water with views to Moreton and Stradbroke Islands it has a down to earth, small community and very friendly culture.

Property prices are significantly cheaper than across the bridge in areas like Sandgate. Returns are still good and capital growth efinately has room to move. Redcliffe hasn't been booming like our other Go Gecko offices have been experiencing closer to the city. Recent weeks though our market has picked up further and properties previously unsold are now attracting offers. It was only ever a matter of time as prices soared in other areas that Redcliffe would eventually catch up.

I just bought in Woody Point. It was recommended by someone whose advice I respect. 1 week till setlement there in fact. IT was 340k for newly completed 3 X 2. They seemed to go very quickly.

Hi,

I am 100m from the water, I think that is the attraction. As said, I don't consider myself as any expert on the area but just go on advice of others. I think 2 main factors of short walk to water and redcliffe being a shorter time to the CBD through the new bridge are the main factors.

East of Oxley (Avenue) is what the locals determine as good location, but you will pay higher for the position.

Basically the closer to the water the better, obviously, however you will also be highly likely to be in a Res B (Medium Density) area which may mean units are close to you.
