Richmond, 1 BR 300k

Considering a one bedroom in richmond, whats the area like? any positive-Negative feedback?

When you're coming in on the train the view down there looks like a 3rd world shanty town of unmaintained shops and industry. Like Footscray without the pong.

Indifference to graffiti adds an urban edge untolerated in Templestowe or Toorak.

When you get down and dirty it can be quite swank.

In parts that is.

For Richmond is a big place.

There's derelict former industrial areas.

Architectual niceties aren't observed as they are in Surrey Hills or Mont Albert. Streetscapes? Humbug! So you might get '60s apartment blocks next to attempts at post modernism. In parts, not all.

There's housing commission tower blocks at the Collingwood end of Church St. Druggies around Victoria St apparently, though further east there's IKEA and Victoria Gardens.

It gets better from about Bridge Rd.

As the 78 tram trundles down towards the South Yarra end there's cutesy little period homes and terraces on heritage streets. Richmond Hill is supposed to be OK and it's trendy with the inner-city set who reckon Balwyn is boring or don't have the wallets (or percieved social mores) of stuffy Toorak or Camberwell. So it's more comparable to Prahran or Brunswick. Some would have a same sex significant other.

And like those areas your tenants will vote Green or Labor, the latter if they don't have a degree or don't speak English. Chairs aren't the only things that stack in these parts. Greens tenants might be 'whiny consumer-affairs types' (to make up a Dazz quote) so some might be a pain to manage. But they're on good incomes and pay good rent so it's probably swings and roundabouts.

So asking how good is Richmond is like asking how good is Frankston or how long is a piece of string. It depends.

Hmm - you've turned me off! They'll probably vote for just enough taxes so they can't cover their mortgage, then complain about how expensive RE is! ;)

Minor details all. Most importantly it has some good pubs!
 
Will continue to gentrify. A 1 bedder in Richmond is a blue chip investment. Just don't buy one of those serviced apartments in Lennox St.
 
i dont think you could go far wrong if you bought an old 1bedroom apartment in need of a reno.

Id just make sure its over 50m2 and has a carspace.
