What building materials are least expensive (but hopefully not too crappy) in your experience?

I have invested a few hours searching this forum but haven't found a thread that is an overall Scrooge McScrooge file. Apologies if it already exists and please point me in the right direction!

I'm about to extend a Victorian in inner Melbourne but want to keep budget tight as it's a long-term rental property - hopefully keep until we kark it. Also going to be starting a multi-unit development in the next few years.

What are your suggestions for:
exterior walls / walling alternatives
flooring
interior walls
decking
windows
tiling or tile alternatives
cladding
bathrooms/sinks etc

100 other things I haven't listed here
