Self managed strata.

Come across a unit which has self managed strata.

So Im not sure how one would self manage a strata in a complex,
managed individually for each unit by each owner or is this being
done by one owner happy to take care of complex.

You still need to form an executive committee to undertake the basic duties ie insurance, lawn mowing, common area cleaning/maintenance, collect/spend monies for sinking & admin funds.

It would mean that each owner would have to talk to each other more often (usually quite practical in small blocks of units where there are several owner occupiers).
 
I'm in a townhouse which is part of a complex with self managed strata. Several owners are on the executive committee (persons are nominated and elected annually), and most have specific roles such as treasurer or chairperson. They perform all the usual duties of a strata committee as Scott mentioned.
