?? St George and units on top/middle/bottom floor ??

Given some info re tunne stack want to steer clear of the adjacent suburbs...so if I seriously looked into Kogarah, Carlton or Hurstville.

What are your opinions re the above suburbs? rental rate? vacancy? CG/future potential?? safety??

Also re unit..any difference in top floor, ground floor, middle floor...do you think people care about this when renting or will it affect sale in the future...sorry not sure....

Yes: Top floor - GOOD
Middle floor - OK
Ground floor - BAD for security

I would avoid units with elevators.

While they may seem convenient (especially when moving), having a lift increases the costs of strata by a fair bit (especially in smaller complexes).
 
I wouldn't look at Hurstville right now, too many units at the moment with more due to come on to market in the next 12 months or so means that CG will be limited and you'll be competing for tenants.

i agree, buying in hurstville would have been good many years ago, dont know how well it will perform in the future. but despite that, the population is growing rapidly, and investment in infrastructure continues. if i was to buy an apartment, i would buy something on the north side towards kingsgrove & beverly hills where there are less apartments and are low rise, and seem to be more appealing.
