Sub $450k first IP

Looking for my first IP, have been looking and reading for a long time, spending sub $450k. Am looking in the long term and wanting to to create a portfolio of properties & build up equity.

These three options seem to have stuck with me; can I grab some opinions?

Caroline Springs - 4br home, the suburb has a good vibe about it, prices held fairly firm over the past couple of years.

Melbourne (CBD) - 1br apartment. Obvious reasons, too many new apartments popping up though? Ideally purchase something already leased.

Williamstown - 1/2br apartment, not a lot for my price range. Ideally again purchase something already leased.

If my strategy was long term and an equity play - I would be looking at a house that I can develop at a later stage. I can't see you achieving this via a unit.
