Subdivision Help

Hi Everybody,
Well its been sometime since i posted on here last but the time has come again. I am looking at subdividing some property and am in need of some good info and prices. I have spoken to one local guy and he thinks around $15,000 - $20,000 to subdivide. The town is called Wonthaggi and its in Victoria any help or info on this would be great.

Im in the same boat, and looking for advice also.

Im looking for good prices on Engineer Designs, Surveying, Town Planning and Flora and Fauna reports.

Hopefully we can both learn from this thread.

I did it myself and it didn't cost me anywhere near that. You have to have Surveyors report, from memory about $2000, (which you have to have anyway for Council to approve your proposed buildings) then the Surveypr can do the plan of sub-division (he gave me a discount because of the work already done) about $1500, submit this "Linen Plan" to council, take approved paperwork from council back to surveyor, he adds transparencies. Fill out & submit Application to register a plan of subdivision with the titles office. From Surveyor to bank, bank signs Titles office paperwork and authorises presentation of title to titles office (from memory about $400 - 600You take all your paperwork into titles office and they sign and $625 later -bingo
Just a note, I wanted it done in a hurry so I followed up myself with the Council and they were waiting on advice back from City West Water, Melb Water, AGL Agility Power, Telstra and Tenex gas (obviously your list would be your local suppliers) that they had no problems with me subdividing. As I kept on them this shortened the process down and I think I got it through in about 3 months.

there have recently been a couple of posts regarding costs for subdivision, with some pretty detailed answers. have you done a search?

I've been involved in town planning in Vic for over 15 years (public and private sectors). I have a good network of surveyors, specialist consultants etc.

I'm happy to have a no obs chat and even a no obs site visit.

Also is the site survey the first step to sub division. My property i am looking at dividing is in Wonthaggi.

subdivision first step

Dear Archie

I suggest that Town Planning research/feasibility is the first step.

Find out planning controls and whether subdivision is possible, minimum lot size, impact of special controls (vegetation protection, flooding etc.). Site survey would come straight after.
