Hey Brendon, great post! I've a question on Heritage Overlay. Is there any Heritage controls restriction around Sunshine?

Hi Jag, The whole area around King Edward ave has a large number of heritage protected properties. For example Adelaide st, Hutchinson st, Kamarooka st and more.

Well done Brendon.. How you go about sourcing the other site?

Hi LW, I've given myself a budget of $500-550k for a site and will tenatively start sourcing some time next month and more seriously in Oct.

Finance is a little tight for me and I'll be relying on equity in this development for a new site. So until the banks have valuations at completion (roughly late Oct) making an offer and buying a site will be risky.

I can accept the risk but it has to be a good deal . Will see how things go.
 
With completion not far of the interior is taking shape.

Looking at the interior of a dwelling under construction is a bit like looking at a bride. Best done on the big day when you can see it/her in her full glory, not before.
 
Owners Corporation

Documentation for subdivision is almost finished.

If subdivision paperwork for more than 2 units is submitted to Land Victoria, an owners corporation will automatically be created. This means you have to use specialist insurance and deal with a load of rules, procedures and silly stuff.

All designed for a subdivision being shared by different owners. Very reduntant when you own everything.

Had a chat with consumer affairs who where very helpful and the only real requirements if you own all of a subdivsion are
-imaginary ATMS (no joke)
-public liability insurance
-reinstatement replacement insurance

If you plan on later selling a part of the subdivision, you will need to do some work in advance so there is a genuine owners corporation for the new owners to join.

Have two quotes:
CHU - $1,074.32 for building value $530,000, $10 mill public liability etc etc
GIO - $422 for building value $530,000, $20 mill public liability, $500 excess etc etc
