This post is a red herring - the tenants got nothing for the dead fish, but $4K for the faulty air conditioning and lack of advertised Foxtel.
More so that landlords realise their responsibilities when it comes to the maintenance of services for which they are asking rental.

there's nothing in the lease to require complaints to be in writing.

In our part of the woods, all communication between a landlord and tenant MUST be in writing.
