the best place to sell development land

i have 8094sqm flat land. Currently Res A . The block beside mine has just had 39 townhouses built on it( same size). Have had alot of agents say the have a developer to buy it. But nothing seems to be happening. Where is the best place to advertise my land. The block has a house on it. It is at murrumba Downs. Northside brisbane. People i have suggested i get the DA done myself but unfortunately i do not have the money to do. Any suggestions would be great thanks
 
Get a commercial agent to sell it by tender, and have it advertised through the various tender notification channels.
 
thank you, but i have spoke to a commercial agent and he told me it would cost me 3 to 5 thousand for them to advertise. I dont have any money

Why don't you call the guy who developed the one next door and have a polite chat? You'd be amazed at how much specialised, localised, forthright knowledge people will happily give you for free over the phone - and something about developers is that they usually know what their competition is doing, how busy they are, what kind of work they like doing etc and will point you towards people who do that sort of stuff

Also, it might be in your interest to, rather than sell the land outright, cut a deal with the developer whereby you swap your undeveloped land for several townhouses or whatever. Lots of the Greek developers I know (worth tens of millions) started out doing this because of the reduced need for finance. Once they became established, they stopped cutting deals because they could afford to buy stuff outright and didn't want to share profit with anyone for any reason

Regardless of whether or not you sell yourself or get an agent to do it for you, there are going to be advertising costs. You can still advertise privately on www.domain.com.au however you'll need to use an agent to do the same on realestate.com.au

I'd also second Ocean's valid suggestions- even if the neighbouring developer may not want to buy or cut a deal he may know someone else who can. Ensure you get an independent valuation on your land, or, at minimum three agent appraisals. Best of luck.
 
You can do a private sale but get an agent to list it on re.com.au and domain.com.au under "land'

some may do it for the same marketing cost they would charge their clients.

If in SA I would have been happy to help you out, but I have no license to list it where it is.

The line you would use is:

"I will be doing this as a private sale and cannot pay you a commission, for the sale, I would like you to list it on re.com.au and domain.com.au under land, I will provide the marketing copy and photos and I would need you to forward inquiries to me to personally complete the sale"
do you offer such service and if so how much?

That would get you an answer.

You can also list with a buyers agent who will get a commission from the buyer and it won't cost you anything.

Then speak to others. On a land sale of that size I would expect the agent to carry the costs as part of their sale commission.
