triplex block with full DA & state approvals - priced to sell!

Hi All,

I have for sale a 910m R30 vacant triplex block 220k.

It has full WAPC approval to subdivide as 3 vacant lots or local shire DA to build 3 units.

If just split as vacant lots total cost to meet all the WAPC conditions would be approx 30k, as conditions are straightforward and it is a flat and clear new block in a new subdivision in Brotherton heights Australind (seachange award - bernard salt) WA 6233, which is a small new subdivision in centre of built up area near water, 7 day shops (& expanding), schools.
There are no other R30 sites in this subdivision.

Once split all appraisals are saying 120k each, which would be cheap blocks for the area.

I believe at 220k that would provide a good margin for someone else to finish, basically I need a quick sale (yes most my loans are with RHG, macquarie & Gmac:(...)

interesting.

$220k + $30k conditions and about $10k for legals makes a $260k purchase.

valuations at $120k a piece = $360k ~ 35% profit on $260k outlay.

what's the address?

Block is flat and on the elevated side of street.

The block is about 350m North of your google shot.
That is in the brown cleared patch amongst all the houses.
Google isnt up do date so it doesnt show the new roads and blocks, or my block.
How do u insert a picture like that google shot?
