My neighbor and I had a chat and it turns out we are both thinking about selling. So here goes...

Two 728 sqm plots, both zoned R20, each with a renovated 1970s 3/1 on it. Both have large elevated backyards with nice treetop views and there is a concrete 3m side access (3.4m to the actual house wall). Street frontage is 18m each.

Based on a minimum average size of 450sqm, it would be possible to create a battleaxe block in the back and build a new house there now. However due to side access only being 3m this would need to be strata titled. Or the existing houses could be demolished and replaced with three street front 12*40 blocks.

It's a quiet street with easy access to the train, Freeway and Kwinana Marketplace.

We are both looking for settlement in Q1 2014.
