Use of the bond...

Have been to VCAT, got a possession order, the tenants are now out and have released the bond back as they were in arrears for rent and the property needs a good clean up and some repairs. Terry Sheer Insurance advised to use the bond for the clean up / repairs and to claim the lost rent through them. The Property Manager has asked if we want to do any of the cleaning or repairs ourselves just in case our costs exceed the bond. My question is whether I am able to keep all of the bond and do all the jobs myself, and if I was to do this would it classify as money towards lost rent? (The property is in Victoria).
 
You cannot claim for your labour, whether cleaning or repairing.

If you don't spend the bond on cleaning costs then it will count towards unpaid rent.
