Vacation Notice - Vic

On a month to month lease, how much notice can I give for the tenant to vacate should I be sucessful in selling my property? Can I issue a 28 day notice?? Or does it have to be 60 days??

Thanks so much! Thats what I thought. Friend was just served 'paperwork' to sign by an agent and landlord to get out in 28 days if the place sold.
