Ha ha you gotta a point there but this is clearly double dipping IMO. On the same logic shouldn't you factor in disposal costs on all purchase Val's?
It seems to me the standing instruction are the problem. Value at market as they are no residual analysis, no development potential, just as a 3 on 1 what's it worth? But then you have the comparables issues... No easy solution.
