What happens to the files?

Hi everyone:

As detailed in a recent post (http://www.somersoft.com/forums/showpost.php?p=108187&postcount=1) my old PM behaved poorly just before transferring it to another agency.

I've decided to start managing myself - I regularly see the tenant, have a good relationship and they are excellent. If that changed, I'd probably go back to a PM, but at the moment I can't see the value.

My question is what happens to the files? Am I entitled to them from the original property manager, or the new one? (which I haven't signed anything with btw)

At this stage I haven't advised the new one officially, but I know they have a substantial file (or copies) from the previous PM. I don't even know who has the spare keys etc.

Anyone know where I stand on this?

You get the files.

Duncan did a great post a while back that I used to DIY some of our places. All's working well :)

Not so much on retrieving old files, but more focussed on present / future DIY management.

No, that's not the one I was referring to.

Duncan had one in which he set out all the things you need to do for the handover.

I had a copy, but deleted it once I was set up.

One thing he suggested that I don't do is have a desinated account for each house. Instead, I have a number of deposit books, each with its own 'client code'. That means each depoist is numbered to the book.

I have taought my tenents to always use the book, or put the number on the form.

I have more than enought bank accoutns already :(
