When do PM's start looking for new tenants?

You'll never be 100% satisfied really (I haven't found a policy yet that covers for pain and suffering due to a pain in the neck tenant) but yes, periodic leases can not always be avoided and so it is good to make sure you are covered if it does occur :).

The PM I'm the happiest with (as in comments above) with is in ACT. Not sure if they are taking on more business at the moment though. Last I heard, their books were full.
 
Don K - Sorry to hear it, I hope it wasn't painful when you found out. Look at Property Insurance Plus I believe they cover if your tenant is on a periodic lease.
 
Thanks jaycee and Sez. Will look at Property Insurance Plus. My tenants are well behaved so I am not too worried but never know.
