When to book the building inspection

When should I book the building inspection? Just after submit the offer or till vendor accept the offer? Same question for applying the home loan...

I am just not sure how to put in Subject to Inspection and Subject to Finance.

Spend NO $'s until the vendor has accepted your offer. Otherwsie you're wasting your time & money.

Same question for applying the home loan...
You could get pre-approval for an amount of money to spend only (I would hope you have already done this much). You cannot apply for the homeloan on the property without a signed contract - so you need the vendor to accept your offer

This is pretty basic (as are the first 2 Q's). You need some handholding (nothing wrong with that until you learn the ropes). Get some professional help - solicitor / conveyancer you plan to use for the purchase would be a good place to start - they can help you with the clauses. Don't let the REA do it!
