Where are the new Bunnings / Woolworths building

The whole basis of why property goes up is because people want to live in that particular area. Of course why people want to live in a particular area depends on many factors - shopping, close to work etc. But Bunnings/Woolworths are there to make money, not to attract investors or to attract people to live in the area, even though they may have that effect indirectly.

Isn;t understanding that the point of the exercise ?

Like you suggest it's an indication of something.

You wouldn't go by that one factor alone either

I would argue it is such a small factor that it isn't worth giving weight too at all for the purposes of purchasing a property.
