Where is the best place to advertise for investors?

We are looking to advertise for people to invest in a commercial property that we have an option on. So far we have tried newspapers and have only attracted "dropkicks". By putting cash flow positive seems to be counter productive. Property mag's seem very expensive, any ideas?

Issue a prospectus?

Make a post in Sommersoft or some other property forum?

Lower the denominator of investors but get more of them?

Go direct to the people that you believe would be the purchaser of the property rather than use a shotgun in the air approach.

Better still, get an agent on board, sign an agreement that they only get paid when they do what you want and get them to make the contacts.

Hi,

First time poster, long term reader.

Options are viewed with a very, very high degree of scepticism in this market.

If you are trying to 'flick' an option on for an assignment fee you may find it difficult, unless the asset you have your foot on is an 'A' grade investment asset that is highly desirable or alternatively has some serious development upside.

If you are trying to form a syndicate, maybe put together a comprehensive IM and approach some financial planners or accountants, although I'd be wary of not running foul of ASIC.
