Lots of opportunities

Hi GSJ,

This was an interesting report to read, especially in light of recent discussions about house prices being unaffordable. Interesting to note that there are a whole host of opportunities in both inner and outer areas for around the $200,000 mark.

Tullamarine / Broadmeadows

Hi GSJ,

What do think or know about the Tullamarine / Broadmeadows area. I visit that area often with work, most dwellings 3x1 on approx 600 sq's $200,000plus with rent return of $200 to $240
 
Some historical growth patterns (1994-2005) for Tullamarine and Broadmeadows...(courtesy of Victorian Valuer-General).

Tullamarine:1994 Median House Price: $114,000.....2004 MHP: $264,000......Change of: 132%

Broadmeadows: 1994: $75,750.....2004: $200,000....164%

Just for fun: Croydon: 1994:$114,000....2004: $270,000....137%

I think Tullamarine is too close to Melbourne Airport and will always suffer as a result of this. Broadmeadows is better, but still a really 'long-term bet' for me, ie. I'm not expecting it to grow very much in 3-5 years, but has potential further down the track.
