Whst would you do when the tenants contract about to expired ?

People,

I'd like to know what would you do when the tenants contract is about to expired ?

I wonder if it is the norm to ask the tenant for re-contracting again one month before it is expired or after ?

If anyone here (NSW) know what's the best way to do, then that'd be great.

Ask them to sign another lease on similar/better terms. If they refuse, you could either
a) Keep them on a monthly tenancy while looking for someone else who will sign
b) Evict them and look for a new tenant to move in when their lease ends
 
Double tcheck your state's Resi TEnancy Act and that will spell out the number of days notice you must give for this / that etc which might be relevant & helpful to you as well. In WA the Dept of Planning has this information on their website
 
For NSW you can have a new agreement prepared ready to sign before /on expiry.....but if you let the expiry date go then you will have to give them 90 days notice to move out (for no reason). It is not month to month....
