Why a good Insurance Policy is required.

Well insurance is one solution. Other ones might include avoiding self-management, not being so lenient on tenants in arrears, more regular inspections, better vetting of tenants, etc etc

Hard to say what might work best when trying to avoid that situation.
 
Nothing in the article (typical Herald news) about when the owner might have done any inspections. I dont know about SA laws, but up here we can do an inspection four weeks into any new tenancy.
 
The photo in the web site look to be the garage, which makes it more sensational. Mine looks that bad too. :)

A real mans shed :rolleyes:(without the dog poo) apparently the house was as bad as the shed,The moral is...if you self manage,you actually have to manage it & the tenants,not let them manage you!!

If you scroll through the rest of the photos you can see the state of the house. The house is in Apsley, about 30 odd kms away from where I live and just inside the Victorian border.
