"Would you deal with a PM if he/she would NOT give you their mobile number???"

Personally, I don't think it is a big issue either way.

So long as they either can be contacted via their office in an emergency, or if they aren't there then someone else is filling in for them.

Alot of agencies these days don't give out mobile numbers, simply because they don't want to take work calls late at night from landlords or tenants.

Believe me when I say that there is nothing worse than being woken up at 1.00 in the morning by a drunk tenant saying they've spilt curry all over their carpet!
 
What do you think is worrying you about the PM?

Are they a Real Estate Agency, or a company specialising in Property Management? Are they listed in the white pages?

Does it matter if you have a mobile phone contact for a particular PM, providing they have the right systems of management for both meeting requirements of the tenant, both legally, and to maximise the landlords $ returns. And as well as maximising the landlords $ returns, that they meet the landlords needs of relevant information to a level that you want that gives you the control and resurance on correct management of your asset.

Many PM's are not able to achieve these essential tasks.

Hi there.

If a PM wasn't giving a landlord their mobile number, ask them how they can be contacted in the case of an emergency, both from a landlord's and a tenant's perspective.
 
You don't need a mobile number for your property manager, but they do need to provide a reliable way of dealing with emergencies after hours - both for tenants and owners.
 
I'd never worried about an after hours contact for a PM. But, while delivering a new fridge to a tenant, she informs me that the broken window in the bathroom is because she locked herself out.

Well, OK, That happens.

But she hasn't explained the broken beer bottle or the motor bike tire marks in the common property.

It may not have been her- but...

I understand why some posters are saying that a mobile number for your PM may not be essential as long as the company has systems in place to contact the PM.

One of the most common complaints I hear about PM's is that they are not accessible and don't return calls. A good PM is out of the office much of the day doing inspections or leasing properties. A landlord should be able to contact his PM anytime, and lanlords are not the one's to ring in the middle ofthe night.

I can understand why some agencies have a policy of not giving out mobiles for all the reasons discussed, but I would be wary. It is possible that not giving out their mobile number is a sign of a little arrogance / aloofness.

You don't want just any agency or any PM. You want one who cares.
 
Yup, I'd agree in general with Pamela here - though my measure is not actually whether they have a mobile phone or give our the number or not, it's how easy it is to contact them, how quickly they returns calls (or emails !!), and how efficient they are at dealing with problems, both from the tenant side and from the owner side.

Since I am often travelling interstate and overseas, email is extremely important to me as a method of communication - any property manager who does not return emails is not someone I want to do business with.

Then again, with the wonders of global roaming, I can be reached just about anywhere, and the only places I've been where my trusty dual-band phone doesn't work so far have been the US, Japan and Korea - but a tri-band phone should solve the US issue. So, there's really no excuse for property manager not being able to contact you.

I have a foot in both camps.......

As an owner and self manager I give out my mobile, fax and home numbers as well as email.

My resident pm who is a sub tenant has an office, mobile and fax number listed and his email. When he is out of the office he puts the answering machine on and has his mobile no on the message as well if it is urgent.

I do use leasing agents and so far all have handed out mobile no's to me as well as email.

The strata managers have full contact details available and the one that doesnt have a mobile has a 24/7 number that diverts to the duty person for emergencies.

All the tradespersons I use have at worst an answering machine on, but most will give you every posiable chance to contact them if they want work.

If a pm wants to give you a 9 to 5 Monday to Friday number only I would go look elsewhere as they dont want your business.
