The 'Office of Fair Trading" and QCAT are really the best avenues at this point, the Office of Fair Trading will definitely guide you in the right direction.

Yes the agent should always contact you prior to the lease expiring asking what you would like to do....Is is something that just should be good agent practice. We need to give the tenant 2 months notice now in QLD, so we contact our owner around this time...

If you wanted to use 2 agents to find the tenant make sure that in your agreement it states that it will only be managed if they are successful in securing a tenant. If you sign 2 agreements you my get caught legally having to pay 2 fees, so make sure a clause in in there to counter act that...
I agree with Wylie and your Agent, I would be advising against it as well. So much can happen in a 6 years period that you just cannot forsee. As Wylie said 2 years would be as long as I would offer, if they are happy and working out and you are happy then you can re do new leases at that...

Most agents will have a termination clause, we don't but 99% will and it is usually 90 days.
If you wanted to change PM it is no real problem, you can give your current agent the required notice and let your new agent sort it out. Strongly recommend to bring it over ASAP to your new agent...
