Paid off my PPOR about to move into an IP

Wouldn't you be better off to sell the PPOR (with no capital gains tax), use the money to pay off the IP you are moving into and with any spare cash reborrow to buy a new IP? I'm no expert but that seems the right way to go about it.

    Cross collaterilisation

While I agree overall, isnt it a benefit to the borrower that it makes it less likely that you will have to pay LMI?

    Studio apartments in Adelaide CBD

The one in your first post would be great if your kids are heavy sleepers. Me I bought in Magill, better long term appreciation, good public transport, quieter and who knows it might be a retirement option long term. Medium term I'm expecting at least one of my kids to move into it and pay...

The kids and the Sara Lee option

Just to clear this up, I'm looking at options for 4 - 6 years from now, not something that will happen in the next 12 months. Thank you for all the posts, in particular TerryW's. The simplest option is now appearing to be to build the extension at our cost, let my daughter use it, and have...

The kids and the Sara Lee option

Appreciate the comments so far, I really am looking for reasons why this wont work. My daughter (who is 16) has told me already that the only person I'm ever allowed to sell the house to is her and she plans to live in it forever. Her problem is being able to afford it so I'm just throwing...

The kids and the Sara Lee option

I'm not sure if anyone else has considered this as an option but I would be interested in opinions, particularly in terms of finance and legal options. We live in a 1960's house in a very good suburb in Adelaide. If we spent $150,000 and built up we would have excellent city views. One...

    "Australian Exceptionalism"

We all know the Libs are not using their A-team at this point. Theres no point playing the game in the changerooms. Labor are, however, using their A-team.

LVR - what are you comfortable with right now

My LVR is at about 30% right now, it wont make me as rich as some, but its the level I need to feel comfortable (and serviceability is my main constraint). I'm interested in the opinion of others though, what LVR lets you sleep at night in these interesting times?

Big 4 banks' credit rating downgraded

So you dont believe the RBA will lower rates to prevent the banks from having to raise them just as Julia is experiencing some positive momentum? Interesting.
