I find its not the equity that limits the investing but servicability and cashflow. You can have plenty of equity but unless your capitalising interest you need cashflow to make your equity work for you. This is assuming you are investing in -'ve geared property.

I would stick to what you can afford. Maybe you need to look further out on that train line to places like Keperra and Ferny Grove.
A rough assumption is you need to add 4-5% for closing costs aswell.

Just an update - Moreton Geotechnical Services quoted me $1325 for a mining report. This is the company that supplied the info which is on the Ipswich City Council PDonline system.

I am looking at a res block in Silkstone with an old house on it which is in an area that has underground mining influences. RE mentioned there is shaft at the back of the block.
I rang the council to get more info on this - they say I have to get a mining report done from an engineer...
