Frankston Bypass - Mornington property values

I think Frankston North will be the big winner with its prime Bayside location and it's great access to Bypass & East Link. I'm buying up at the moment.

What areas in Melbourne are good value at the moment?

1 -3 how would you rate these 3 suburbs purely on location 1, Frankston Nth 2, Karingal 3, Carrum Downs

    Melbourne $175,000

    Frankston North between $280 - $300k if you're lucky.

    Frankston North

Buy something on as big a block as you can find close to the fringe. Ballarto rd end across from Balvadere shops, anything off Excelsior drive. Brick places over cement sheet

    Frankston North

Well it's boundry runs 1-3km from the Bay. Work it out for yourself.......

    Frankston North

[QUOTE=Landlover;767680]Not really familiar with the area but south east suburbs near to beaches surely must have many positives :) Swampy marsh lands of the western suburbs with beach access dont appear to be nearly as inviting. Dont think we really know the socio economic status of those...

    Frankston North

I'm about to buy another in Frankston North, figure it could be a good time with bypass nearly complete and Seaford jumping over the last 6 months. Frankston North usually follows Seaford lead........... I recon prices will go through the roof after bypass opens

    Frankston North

I agree, Frankston North is in a better place than Karingal. It's closer to the beach and Melbourne. It's also has fantastic access to Eastlink

    Frankston North

Prices seem to be creeping up over the $320k mark for good properties. Lots under offer again. Happy days

    seaford vic gaining?

I think being further away from the city is one of Seafords good points. It keeps the beach in better condition and crowd numbers down. Seaford beach has one of the finest examples of remnent Coastal Banksia woodlands on the bay. It's the last bastion so fairly significant. I'm into arts &...

    Frankston North

Rosemary Crescent now one of the only streets still with Housing Commission owned houses/flats. I prefer Seaford Rd end near Seaford Hotel. Locals in this area don't consider themselves 'Pines'. Look at Mitre Crescent, Bursaria Crescent and anything running off Excelsior. Very handy for shops...

    Langwarrin

Not much land left in Langwarrin? There would be alot more than in Frankston. Frankston has the trainline, shopping service, beach, schools, hospital, Library..... this is a ridiculous arguement. Frankston everytime and you people know it. I couldn't think of anything worse than living in one...

    Langwarrin

Everyone is so quick to jump up on their high horses and brandish the word RACIST. I personally don't care about what nationality my neighbours are. As an investor I don't want to buy in an area where middle Australia believe a particular race is bad or cause problems. This in turn will make me...

    Langwarrin

I'd choose Frankston every day of the week. Langwarrin is becoming a dumping ground for the sudenese and is too far from public transport and the bay. Horrible place

    Frankston North

Aspendale, Edithvale, Chelsea, Carrum, Patterson Lakes & Seaford are all changing so quickly I think it's having a flow on effect in the area of Frankston North. It's almost impossible for young couples and beginner investers to buy something under $500k in these areas so for $300k Frankston...

    Frankston North

Alot of people probably don't realise there are still affordable areas in the s/e like Frankston North where you can still buy a house on a massive block for $300k.

    Investment near the beach

IMHO, I'd never spend that much on a crappy little unit in Mentone, it's not close enough to the beach and for nearly $500k i'd want alot more weekly rent than that.

    $150-$200k

Can probably stretch to about $250k, thinking if I did i'd look at a flat or hopefully a unit in Frankston. I'd definietly rather go another in Frankston North but not much available under $300k now. :(

    $150-$200k

What part of Bendigo do you like best?

    $150-$200k

Looking at buying my next I.P Where in Victoria would you put $150-$200k? I'm thinking Ballarat, Bendigo, Geelong hmmmmm Doesn't matter if it's a good size unit or house. Will be happy with slow long term growth as long as I can always keep the property tennanted. Anyhoo, ideas appreciated!
