US foreclosures - Boholt Seminars - NO

SMSF buying USA property Had my call from the ATO. The only thing we didn't clarify was whether an LLC or S Corp as Karina suggested a few posts back was the appropriate vehicle Here how I see it SMSF holds units in either LLC of S-Corp LLC or S-Corp is the owner of the property Like...

Thanks Karina... like you I was at one of Boholts seminars in Melbourne (and have about 28 pages of handwritten notes which my original intention was to type up and knock into shape). I'm waiting on a call back from the ATO from yesterday. Coincidentally when I phoned the receptionist said...

US foreclosures - Boholt Seminars - NO

Hi Aaron a bit too much time on my hands today, so might be a perfect time to ring the ATO and get the lowdown straight from the horses mouth. Postscript : About a 48hr turnaround from the ATO on this sort of question, will let you know what I find out. What I'm hoping for is that any tax paid...

Once we can wrap our heads around it, we can deal with it. Truer words never spoken Bevk! In my experience some opportunities the door is open for a while and then the reasons to invest fade. Speaking personally I missed out Burnie, Tas in 2002/2003. Back then you could buy properties for...

    Tenant requesting an Air Conditioner...

I negotiated with a tenant to put in 2 box type a/c's. One second hand (about $180 on Ebay) and the other one brand new (about $700 with extended warranty). I think we negotiated an extra $10 week rent. So in 2 years both these were paid for. The IP is in a small country town and I wanted the...

Hi Grossreal, I just wish you could use full stops, commas and a few capital letters. All the other posts are easy to read. Yours are a bit of nightmare. It's like one long piece of string. Don't get me wrong, we're interested in your point of view. Looking at this thread and then on Zillow...

    Buying in NZ

Bene NZ is complicated in some ways. Agriculturally there's been a huge swing from cropping to dairying and vines. Dairy farms are a small fortune to buy in NZ... think millions. We've seen the Sauvignon Blanc glut, a bit like vineyards here, too much production. There's a few distinct markets...

    Buying in NZ

We have some IPs in NZ and no stamp duty and the relative low prices was the intial lure. However same as Tasmania and anywhere small the council rates can be very high (nothing to pay $1500-2000 on a fairly modest place). Ours are fully owned in a superfund so can't comment on borrowing. NZ...

I think Emma has hit the nail on the head. When buying IPs (or renovating a rundown house into an IP) I've always done this to a standard I'd like to live in myself. I know this can cause cost overuns. But do it once and do it properly is my maxim. And personally I try to buy houses with...

    wangaratta - comments

Mmmm I wahini'd in Wang in 1976.... Ballarat has a real appeal, a decent population, close to Melbourne, emerging industries, IT industries, retail. Almost commutable to Melbourne at a pinch (114km). I'd continue looking in Ballarat over Wangaratta in a heartbeat. While I haven't studied...

I've got a stack of handwritten notes from DBs seminar last Sat.. (27 pages to be precise ). She to her credit covered most combinations of LLCs, C Corps, S Corps linked to trusts back here, pros & cons. Was talking about one LLC per American property but as this gets expensive...

Section 8 tenants Not sure if anyone here wants a Section 8 tenant in the USA.... here's a bit of general info... http://en.wikipedia.org/wiki/Section_8_(housing) I had a tenant on welfare in NZ renting one of our houses there. She's one of the few to skip paying the rent. Every week WNZ...

Thanks Dec. That rules out that theory for Nevada. Appreciate the states list. Can see Nevada still has the highest unemployment rate in the US http://www.nevadaappeal.com/article/20100922/NEWS/100929958 Having said this LV might be a wonderful place to be unemployed if that luck besets you &...

If it's any help with tax deductibility for a first USA property purchase, the ATO won't allow these costs but according to DB if you have a LLC setup and a family trust or like set up here in Aussie, the US tax people will allow deductions for your first search pre purchase. Can see Emma is...

    Brick v Hebal

Brick methinks is a no brainer. Been to a few building sites where Hebel has been used. It's only foam after all. I guess with brick veneer the bricks themselves aren't doing too much structurally. Quite suprised brick and hebel are the same price. Hebel weighs practically nothing. Imagine...

Ducted Vs Reverse Split Air Con

I've got an old upcountry rental with box type reverse cycle a/c's, tenants are on welfare and even with subsidised power say cooling is expensive to run. So I'd be going with whatever is the most efficient. Makes you wonder if the coming trend will be to put in solar panels & a/c and...

Emma thanks for your posts... the Rental Management company in LV looks quite impressive. About 5 years we bought a couple of houses in NZ as IPs. America does look interesting. But there's a lot to absorb. Going to a Boholt seminar like I did last weekend in Melbourne is a taste. Finding...

Would you buy property opposite primary school?

Living closeby as distinct to next door or opposite could be a positive for a primary school. For a secondary school with teenagers would not want to be anywhere close. Like wise the bus. At the end of the street or around the corner would be great.
