cost of changing from fixed loan to variable

Ive just sold my PPOR and the proceeds paid out a 3 year fixed loan 2 years early. Back in August the back advised that a break fee would apply to change from fixed to variable before settlement. I posted the reply back accepting their $700 fee. Upon settlement i find i'm slugged $2000 for the...

Self managers - where do you advertise for tenants?

Gumtree seems popular for self managed IPs. What other avenues do you use to advertise your IP for new tenants?

    WA "under offer"

When selling a house in Perth, you can have conditional sales such as subject to finance, subject to sale of another property, etc. If such an offer is accepted, does that lock out any other buyers? I'm thinking of an instance where a subject sale is made and someone else comes along with an...

    Holding costs

Reading earlier posts about the Steele ruling; costs such as interest can be deductable prior to income being earned. I may well be in that situation as my new IP will be ready on June 10th but the tenant wont be moving in until July 3rd. So for my 2014 return, am I still able to have deductions...

    Going from IP to PPOR?

I've nearly finished building a new house which was intended to be an IP. However, circumstances have changed and I now plan to sell my current PPOR and move into the IP. It will be several months until i'm ready to do that though. So I intend to rent the new house out for the intervening...

    Renting out your PPOR?

Sorry if this is an FAQ. I'm in the process of building a new PPOR. Its likely that my existing home wont have sold by the time the new one is ready. If the existing takes more than a couple of months to sell, i'll be hurting. Is it possible to rent out my PPOR for a short duration (eg 3...

Using a mobile home as an IP

My father-in-law is trying to sell his 11m long Winnebago mobile home (think Robin Williams in "RV"). So far he's targeted the grey nomads. But hasnt had much interest. I was thinking it would be an ideal IP for a mining town like Karratha, Hedland, etc. Someone with 50 sqm of space need...

    Minimizing CGT?

In 2007 My wife and I bought a block for $180k with the intention of holding and then selling for a profit. It was 100% in wife's name. 4 years (and many $$$ interest) later and the value of the block had fallen significantly. We decided to build an IP on it. But first we transferred 90% of the...

    tenant share of water bill

I understand that water rates are the owners responsibility and water consumption can be on charged to the tenant. However, what about the water daily connection charge? This is part of the consumption bill. Would that be footed by tenant or owner?

    Are Perth selling agents competitive?

Last time i sold a house a few years ago, agents typically wanted 3% commission. Given today's prices, these seems excessive. Are agents today more competitive?

    Contributions towards a Granny Flat

My wife and i are considering building a new house with a wing specifically designed for her parents to move into. The parents plan to contribute approx 20% of the block and construction costs. We considered adding their names to the title, but they have asked not to. According to Centrelink...

    changing conditions on an offer?

I have an accepted offer on a residential block. It stipulates that finance approval from my nominated bank is required within 28 days of signing and that settlement is x days later (30 days). I ran into difficulties which slowed the loan approval process. But thats now all back on track...

2 story using "master wall" for upper floor?

There seems to be two kinds of 2 story houses available to build in Perth. The first uses double brick for both floors and a suspended slab in between. These are very expensive per square metre compared with a typical single floor home. The other kind are more affordable but use "master wall"...

A question about retaining walls and site costs

I'm looking at another block to build on that again has a slope. Although this time the slope is minor. Its an 18x43m rectangular block which slopes upward from the road. The slope is only 2 to 3 degrees, so the back is about 2m higher than the front. I expect to need a 0.5m wall at the front...

    finding out about setbacks?

Well the last property i looked at proved to be too expensive due to its slope. Now i'm looking at a much flatter block in Yangebup, Cockburn, WA. Is there somewhere online where i can find out about building setbacks applicable to a specific lot? The block in question is a corner lot with two...

    building on a sloping block

I'm thinking of building a single story 280 sq m house on a large block sloping 20 degrees. The house is double brick with a concrete pad. I expect the overall house dimensions will be around 15m wide by 20m deep. Ideally i'd love to elevate the entire house to maximum height. But that would be...

large blocks in Perth hard to find

My sister is looking at building a new house with attached granny flat for her parents-in-law. They are looking at suburbs south of the river within 10km of the freeway (down as far as Wellard). I'm surprised to find that blocks over 600 m2 have become very rare. Most are 300-500. Any suggestions?

    Advertising a privately managed IP

Do you know of any good websites to advertise a rental property? Apart from Gumtree and local classifieds i'd like to know of more. I have a 4x2 in Busselton that i need to advertise shortly.

    Hamilton Hill/Coolbellup [Perth]

This is a weird area. Its still mainly comprises old 3x1 public housing and Italian market gardens even though its only minutes from Fremantle and Coogee beach. Areas such as this would have normally been bought out and rebuilt by now. I'm tempted to ask around and see if any residents want to sell.

    Land tax in WA

Ive never received a Land Tax invoice before. I'm not sure why i'm receiving one now. Its charging me for the land value of my PPOR ($280K) and for my IP ($130K). Has the legislation changed recently?
