    Chad, Hard money is the go for the rehab, then refi out.....try the County Courthouse mortgage records, look for loans that have been approved in the last 2 or 3 months, look for lenders that are not banks etc,,,like John Smith LLC, or Lending Solutions LLC, and disregard the big banks...

    Giddo, Most lenders have an LMI policy on LO or No Doc loans, the difference between them though is whether you pay it or they do. You didnt mention the loan amount? is this under 500K? If so you should be able to get what you want with no payment of LMI, at a decent Interest rate...

    Hey guys try Suncorp Business Investment (internet account) they do not have any bank fees at this current time....(fingers crossed). I use them for my trusts...only problem is the charge $1 for every internet bank (external account) transfer... Cheers Mitch
