Will capital city differentials remain roughy the same for the foreseeable future?

The danger of making a statement like that is obviously, there could be a remote area that goes up from 10K to 50K, and % wise that would perform as well as Glen Waverley and Melbourne CBD. Maybe I should amend my statement to say, outperforming any capital city suburb in Australia.

Will capital city differentials remain roughy the same for the foreseeable future?

At the risk of getting slapped by people here, I am going to put my heads out and say, Melbourne CBD sites and Glen Waverley are the best performing suburbs of Australia in the last 2 years (yes, outperformed any suburb in Sydney even including Chatswood, Epping and Eastwood). I believe Sydney...

    Perth nightmare!

Hi fantail, I feel for you as we are in similarish situation, although the place is probably still rentable (at a very steep discount given the current rental market) and PM had been fantastic. We bit the bullet and will have the whole place renovated (kitchen, bathroom, laundry, repaint...

    How many markets moving

Not really, in any market, it's always the johnny-came-late investors who jump in towards the end of a bullmarket based on euphoria and fear of missing out the boom. For that matter, I think sharemarket is probably one of the best training grounds to test out how one can handle the battle of...

    Melbourne market-your thoughts

Yeah, there are worse yields.. most noticeably in Glen Waverley, where many old places jumped to ~1.5-2mil range in recent months (accelerated after jumping from 800K-1mil in early 2013) and one would be lucky to get more than 450 a wk for these places.

    Melbourne market-your thoughts

But why should Melbourne's dynamic be any different to Sydney's? If Sydney had gone through a very flat period from 2003-2007 (and my understanding was Sydney's general yield was below 3% at its peak), why shouldn't Melbourne's property price be flat too for a few years with the current yield...

    Melbourne market-your thoughts

Purely based on typical yield, I just cannot see how Melbourne can outperform other cities like Sydney Perth and Brisbane? What incentives are there for home buyers IN GENERAL to buy when renting is so much cheaper? What I had observed in 2013 was that only eastern suburbs went crazy (largely...

    Victorian/Melbourne Property Market

I still have no answer for this one Does anyone know, whether it is a norm for Melbourne/Victoria's acceptable rental yield (for investors) to be considerably lower than other states? In Sydney, Brisbane, Perth and Darwin, the rental yield in general has got to the point where the price just...
