2 bed 1 bath unit in Bayside Melb. How to sell quickly?

We have a

BRAND NEW NOT YET TENANTED 2 BED 1 BATH UNIT in HAMPTON MELBOURNE

just completed for sale. Its was valued at purchase price and we are looking to sell quickly.

Any advice for exiting quickly preferably while still covering costs and maybe even profiting? :)

We are considering wrapping even though its dearer than a typical wrap but we dont have the know-how yet!

Cheers

So you want to sell quick and sell for full purchase price and costs (stamp duty, agents fees, legals) in Melbourne in the current market?....I recommend you pray a lot.

Why dont you hold it for 10 years?

Hampton, nice place, I will buy an option to purchase on it at current bank valuation by paying you $200p/month over the next 5 years.

Hi AndyC,

Can you give us a few more details?

What selling price are you looking for?
What would it rent for per week?
What sort of body corp fees are applicable?
How big is the unit?

Anything you can think of that might help people come up with a solution would be appreciated.

Jamie.

Just a quick question, what do you think the rental return on this property
will be,also what in money terms is the total outgoings.
When purchasing this property was it for speculation in the belief that
propertry will continue to rise or your plan was to not hold the property at all
and sell after settlement.imho, never ever tell anyone you want to sell quickly.
good luck
willair..
