3 Real estates for one property

I have driven past a house that has three different real estaes selling it.
Any help with getting the best possiable price/negotation?
How do i use this to my advantage?
I have to run again, but thought i might briefly contact some of them asking what price is.

Best way:

3 agents - 3 buyers (you, a freind or relative and another freind or relative)

Your freind or relative negotiate with agent 1 & 2 for a period of time with low ball offers (very low ball)

Then you approach agent 3 and put in an offer above the other offers

Chances are that if other properties are moving, and this one isn't...he's asking too much. The first agent has quoted too high...no interest, so he's gone for a general sales authority and signed up whomever can sell the property. You'd hate to end up paying too much for it.

If you find a figure you think it's worth, approach him. If he is interested, then offer to split the saved agent's commission. On a $200K property, that's $3K for him, $3K for you.
Use that as a tool perhaps.

Hi going to hijack your thread, came across a 600m2 block with a fibro / gov number orginal condition which already had da approval for 2 x 2 storey houses (detached) which has 2 agents listing it for the same price, I was also thinking which is the best options for negotiation to my benifit.
