4 bedroom fibro house for removal

Anyone interested in taking this lonely 4Brd home away?
Its in reasonably good condition, its currently rented
and will be available for removal in the middle/end of September 04.
Its 1 km off Heathcote Rd. Near liverpool NSW

I have all the funds I need now, its an IO and at a better rate than my
previous loan. It pays to keep trying.... :)

It would be a pitty to knock this house down though.
I was thinking of buying a block of land out somewhere and moving it myself
but I have enough on my plate at the moment and if that wasn't enough
in my absence my wife put a large deposit on a 20K holiday to sweden.
After the last blow I am a bit reluctant to spend any more money and I am
offering to give it away to anyone who wants it.

I can't afford to wait too long though so as a last resort I have obtained
council approval to knock it down. :(
Anyway think about it. Its a nice renter.
Use your offset account to Buy a block of land down Nowra way and
take it off my hands.... ;)

Here are some more details

Its in Holsworthy, a South sydney Suburb
Its an ex DHA house.
Overall its not in bad condition,
Roof, frame, windows, floors kitchen etc are in good condition.
It was painted inside about 12 months ago, it has polished floor boards.
Army style builtins in all rooms (I would replace them and relocate them to different corners if i kept the place).
The Hot water tank is reasonably new, it has roof insulation and ceiling fans.
Externally could do with a coat of paint but its still ok.
The Gutters need a coat of paint and have a few holes but
can patch them up and paint them if you don't want to have them replaced.
Nice solid hardwood and ofcourse no termite damage.

The house is approx. 13.6m long by 7.2m wide
and the porch on the right hand side is sticking out by a further 1.2m.

I don't think that the eaves are included in these dimensions.

You heard that they are good tenants didn't you? :)
These people annoy me because they always complain about
tiny little issues that are not even worth their 20c phone call.

They are good at testing my PM's patience....
I have now learned to like them because they keep my PM
on her toes and they always pay on time.
Its a pity they don't want to move with the house... :D

Don't worry it won't be hard to find new tenants for a 4bdr Fibro.
There are not many 4bedders around.

Its a good deal, its free and even if it costs you 5K to relocate it,
and 2K on cosmetic repairs it will be +ve geared straight away.

The tenants changed their mind and are not moving out voluntarily.
They initially told me they were leaving on 24/9
Don't you hate that? I guess I will have to give them notice tomorrow :D
and that will delay my project by 2 months or so....

Hi BV as you are delayed(b....y tenants) this gives me time to get approval for a dual occupancy on a site in Ipswich I own. I need a surveyor to get out there and map where the old flood lines are and if then suitable I would be happy to help you remove this house. Do you have a floor plan you could email me for review to add to our submission to council?

The block is a 60 purchase long narrow 1/4 acre with a house right at the top end. The block has dual access and is perfect if it passes the flood plain test.

So fingers crossed

DD1's enthusiasm is all well and good but some facts:

My last dual occupancy application to ICC (Ipswich City Council) took 5 months.

This doesn't include the time for operational works approval. (The Senior Development Engineer is currently quoting 6 weeks to 3 months for all operational works approvals and even yesterday when we were talking, said that he has put in an application to again double his staff for next year.) Also be aware that the 5 months was before the huge increase in the development applications that they are currently processing.

In a nutshell if DD1 doesn't have a single title block of land that he has ready now (or is willing to pay for double transportation from a storage yard) then I wouldn't waste your time pursuing it as he has no idea of time frames.

My development application took about 6 weeks.
It depends on the council. Sometimes applications can take longer
especially when the neighbours have objections to the proposed development.
There are a few more people interested but I don't know how serious
they are. I reckon its worth it, but someone else may think its not.
Xmas is coming up so the builders are going to delay me anyway.
If someone is serious he can PM me.
I can wait for another month or so for his application
to go through. To me it doesn't make much difference.
If I wait for it to be taken away I will save a bit on demolition costs
but on the other hand it will cost me more on interest instead.
In the worst case I have the bulldozer ready.... :D

For this development there were no objections from the neighbours. :eek:

If you can get your dual occupancy DA and operational works approval in six weeks then that is great. Unfortunately this is far from possible in ICC (Where DD1’s 1,000m2 block is) and I highlight the importance of having local knowledge. This is partly a sign of the massive growth in the area and teething problems in being able to process this growth. ;)

That said there is certainly money to be made in relocations. If you can’t get someone interested by it being “free” maybe you should take the opposite tack and charge for it. (Reminds myself of sales of Johnny Walker in Japan. When it was $15/bottle it didn’t sell. When they increased the price to $50++ (at the time) then sales took off. Perceived value………) Possibly look at putting an advert in the trading post/SMH for it for $5k. Or try ebay for a different audience. It may get you an even better result. :)

I have a recently approved subdivision in the area that sunstone and dd1 frequent, however I would have thought the distance of the shift would have rendered it unfeasible, any idea on the costs of relocation over that distance ?

Moves beyond 100km radius - allow for $30/km for a single shift (escort of 2 police and 2 pilots) and $45/km for a double shift (escort of 3 police and 3 pilots).

I have been quoted app. $20k to relocate a house a distance that would probably take me 4 hours to drive.

So to get one from the southern suburbs of Sydney to Ipswich (maybe 1000km) would be cost prohibitive.
